estates. They are designed to live in permanently. Whatever your taste
there is a Park Home for you. They are spacious and there is enormous
flexibility in design, layout and room size. A typical park home has a
sitting room, dining area, fully fitted kitchen and bathroom or shower
room, and between one and three bedrooms often with an en suite bath or
shower room.
Most Park Homes are fully furnished; although you can opt for unfurnished
or part furnished if it suits you better. A furnished home includes loose
and fitted furniture, as well as colour co-ordinated wall-to-wall carpets
and soft furnishings. All Park Homes are connected to normal services
such as water, electricity, gas, telephone, drains and sewers.
Homes are well insulated and have central heating and double-glazing,
so you can be warm and comfortable without spending a fortune. They are
easy to maintain, allowing you to spend your time and money on more interesting
things.
Most plots have manageable gardens and plenty of parking spaces for you
and your visitors. Some have garages.
Park Homes comply with British Standard 3632 and are eligible for further
protection under the NPHC Goldshield Ten Year Warranty Scheme.

Buying
a Park Home
Is a simple process. With the guidance
of the park owner or manager you can be sure of a trouble free move. You
do not need a solicitor, although you may choose to seek their advice.
There is no stamp duty to pay.
The first step is to choose the park where you would like to live and
get a list of homes of which are available, arrange to visit the park
& view the home.
Many people visit a park and see a home they would like which is already
available. It then only takes a short time to negotiate with the park
owner, prepare the home and paperwork so that you can move in.
You may prefer to visit a manufacturer show ground to choose your own
layout, interior design and furnishings. This can take longer, but the
end result will be the home of your dreams. (this is subject to vacant
plots being available)
When you have chosen your park, ask the manager for the park rules, a
copy of the Park Homes Charter and a sample copy of the Agreement, which
will be signed by you and the park owner. This sets out the charges and
when they will be reviewed. It also confirms the park owner responsibility
for ensuring your quiet enjoyment of the park and for preserving and maintaining
it. As a park home owner you agree to look after your garden, keep your
home in a good state of repair and insure it.
You can purchase a Park Home outright or on finance terms. It is important
to consult a specialist if you wish to arrange finance. Building societies
rarely offer mortgages on Park Homes, but a number of finance companies,
such as Park Home Assist, specialise in loans.
